Mortgage advisers will you advice on your finances only so they really are only there for this part of the purchase and only when you are actively seeking financing.
Estate agents work for the sellers and in their best interest. They may try to help you but they are not qualified to give you any advice and they are not at your disposal. Moreover, you are only dealing with them for the short time between the initial viewings and the accepted offer on a home.
Solicitors will only advise you on the legal process and the documents. They do not have the time to go into a lot of details about each step. Some will give you some practical advice but they will not help you make decisions. The are only there for you from having your offer accepted until receipt of the keys and they only focus on legal compliance.
Evidently, there is no professional on the buyer’s side from the start of the process until the very end and even further on. My experience along with the multiple enquiries I have received have shown that buyers need that knowledgeable, competent and friendly figure to bounce ideas off from, to touch base with at difficult times and to discuss options when decisions have to be made. Sometimes we are even discussing what feels like conflicting requirements from the bank and the solicitors.

We will discuss source of funds in detail to get you ready to pass this check smoothly during your purchase. I will give you detailed information on the government savings accounts incentives and the government Help to Buy schemes you could benefit from.
We will also discuss the mortgage deposit or the loan to value you will be able to secure.
